Changes to our Terms and Privacy Policy

Every published version of both documents, newest first — what changed, when it took effect, and whether we interrupted you about it.

Material changes — a new company handling your data, a new kind of data collected, a different retention period, a price rise, a change to refunds or to what you license us — get a banner in the app and an email.

Changes affecting what you pay or what you may claim are announced at least 30 days before they apply, so you can cancel first.

Minor changes — a typo, a clearer sentence, a section moved — are listed here and nothing more. Interrupting you for those is how notices stop being read.

    You can now enter a down payment as an amount, not just a percentage

    Version 13 · took effect August 17, 2026

    • The carrying-cost estimate lets you set the down payment as a percentage or as the amount you have saved. The section describing what a hunt stores named only the percentage, so it now names both.
    • Nothing else changed. It is still a figure you type, still visible only to the people in that hunt, still used only for the estimate shown back to you, and still deleted with the hunt.
    • We do not ask for, receive or verify your income, credit, savings or any actual mortgage, and nothing is sent to a lender, broker or anyone else.

    We record which policy version you accepted, not the date you accepted it

    Version 12 · took effect August 17, 2026

    • The section describing our record of your acceptance said we store "the version identifier and date you acknowledged". We store the version, and we have never stored the date.
    • Nothing about what we keep has changed — only the description, which now says exactly what is on your account: one version number per document.
    • It means we can answer "what did I agree to?", but not "when did I agree to it?". Saying otherwise implied a record we do not have.

    Your notification settings now live with your account instead of in one browser

    Version 11 · took effect August 17, 2026

    • Which kinds of activity you want to hear about — and, from now on, whether you want them by email — are stored against your account for each hunt you are in, rather than only in the browser you set them in.
    • We also store the moment you last opened your notifications, which is what decides whether the bell shows a badge. It is a timestamp and nothing else.
    • This is what makes your choices follow you between your phone and your laptop, and it is what a future email will check before sending, so switching something off actually switches it off everywhere.
    • Each hunt has its own settings, so you can follow the one you are buying in closely and leave the others quiet.
    • None of it is shared with anyone, none of it is used to build a profile of you, and all of it is deleted with your account.

    We now ask, once, how you heard about HomeSynk — and you can skip it

    Version 10 · took effect August 16, 2026

    • Shortly after you first sign in we ask one question: how did you hear about HomeSynk? You pick from a short list — a Facebook group, Telegram, WhatsApp, Instagram, a friend, a search engine, or "Somewhere else".
    • Answering is optional. Tap Skip and we never ask again. We store your choice, and whether you answered or skipped, against your account so the question does not come back.
    • If you pick "Somewhere else" you can add a short note in your own words, and we store exactly what you type.
    • We use it for one thing: working out which channels actually bring people here, so we stop advertising where nobody signs up. It is never used to profile you, to target advertising at you, or to decide anything about your account.
    • No new company receives any of this, and it is deleted with your account.

    We can now ask you to rate HomeSynk — and quote you only if you say yes

    Version 9 · took effect August 15, 2026

    • Once you have got some use out of the app we may ask, once, how many stars you would give it. You can answer, say "not now", or turn the question off for good — and whichever you choose is stored against your account so you are not asked again.
    • If you write a comment with your rating, we store it with your account, exactly as the feedback form already does.
    • We will only quote you publicly if you tick a box saying so. It is never ticked for you, it is only offered on a positive rating that came with a comment, and we store the exact sentence you agreed to alongside your answer — so what you consented to is a record rather than our recollection.
    • Changed your mind? Email us and we will remove the quote and your consent.
    • No new company receives any of this, and all of it is deleted with your account.

    Cost figures you type into the new carrying-cost estimate are stored with your hunt

    Version 8 · took effect August 14, 2026

    • HomeSynk can now estimate what a listing costs to carry each month. It uses assumptions you set for the hunt — down payment percentage, mortgage rate and amortisation — and optional per-listing figures for property tax and condo fee.
    • Those numbers are stored with the hunt and the listing, and everyone in that hunt can see and change them.
    • They are figures you enter, not information we obtain about your finances. We do not ask for, receive or verify your income, credit, or any actual mortgage, and nothing is sent to any lender, broker or other third party.
    • No new company receives your data, and the figures are deleted with the hunt.

    Automatic replies from our support address, and a plainer account of Google sign-in

    Version 7 · took effect August 12, 2026

    • If you email support@homesynk.ca directly, you now get an automatic acknowledgement so you know your message arrived. Nothing about the in-app "Send feedback" form changes.
    • So that one conversation does not produce one receipt per message, we keep a one-way hash of your email address — a scrambled form we cannot turn back into an address — for 24 hours, then delete it. The address itself is not stored by this.
    • We never auto-reply to bounces, mailing lists, or mail from other automated systems.
    • It is delivered by Resend, the same service that already sends your sign-in links — no new company receives your data.
    • Separately, the Privacy Policy now says plainly what happens when you press "Continue with Google": Google tells us your email address and your name, and Google learns that you signed in to HomeSynk. That is why Google sometimes emails you about it.
    • Google is not on our list of service providers, and the policy now says why — it is your own account under Google's terms, not a company we hired to process your data on our instructions.
    • Opening the sign-in sheet no longer loads anything from google.com. Until now it fetched a small image from Google to draw the button, which told Google your IP address even if you only ever used the email magic link.

    Centris links are accepted, and we say plainly what the new cost estimate is not

    Version 6 · took effect August 12, 2026

    • You can now paste a centris.ca listing link, as you already could with realtor.ca and HouseSigma links.
    • Section 7 now says plainly what happens to it: we read the MLS number out of the URL and look that listing up on realtor.ca. Nothing is fetched, scraped or stored from centris.ca or housesigma.com.
    • Section 8 now covers the estimated monthly carrying cost: it is a calculation from figures you enter — not advice, not an offer and not a quote. We are not a lender, broker or financial adviser, and nothing in the app is a mortgage pre-approval or a promise that any rate is available to you.
    • No new company receives your data, and nothing about your rights, our obligations, prices or refunds has changed.

    We record which link brought you here, and email you a copy of your feedback

    Version 5 · took effect August 7, 2026

    • If you arrive through one of our campaign links, we now store which one against your account when it is created — just the page, such as "/together" (#348). It tells us which channels actually work. It records nothing about you, it is set once and never changed, and it is deleted with your account.
    • When you use "Send feedback", we now email a copy of your own message back to your account address, with a reference number, so you have a record that it arrived (#322).
    • Nothing new is collected by that second change: your message and your email address were already stored and already sent to our support inbox. What changed is that a copy now goes to you as well.
    • It is delivered by Resend, the same service that already sends your sign-in links — no new company receives your data.

    We now keep a record of which version of our policies you've seen

    Version 4 · took effect August 6, 2026

    • We store the version id and date of the Terms and Privacy Policy you last acknowledged, against your account. That is a new piece of data about you, so it belongs in this policy.
    • We use it for one thing only: knowing whether to show you a notice. It is not shared with anyone and it is deleted with your account.
    • Every change to either document is now listed publicly at /legal-changes, with the date it took effect — so you can check what you were told and when, without taking our word for it.

    Version 3 · took effect August 6, 2026

    • Section 11 already promised 30 days' notice before a material change. It now also says how that notice reaches you: an in-app banner as well as an email, plus a public changelog.
    • Nothing about your rights, our obligations, prices or refunds has changed — this only describes how the existing promise is delivered.

    We named every service that handles your data, and what each one gets

    Version 2 · took effect August 5, 2026

    • Added the sub-processors the policy had been silent about: Cloudflare Turnstile, Nominatim/OpenStreetMap, Resend, Cloudflare Web Analytics and Sentry (#230).
    • Said plainly that profile photos sit in a public bucket, that workspace contributions stay behind when you leave, and how long paused workspaces are kept.
    • Published a support phone number and a mailing address, and named who to contact about data held outside Canada (#279).

    Published before we had a way to notify you — which is why this page now exists. Accounts that existed at the time are recorded as having accepted this version.

    We wrote down the commercial terms the billing code already implemented

    Version 1 · took effect August 5, 2026

    • Prices are in Canadian dollars and exclude tax; upgrades are prorated, downgrades take effect at period end (#231).
    • A full refund on your first charge within 7 days, once per customer; what happens on renewals; and your right to cancel without penalty if we make a material change.
    • A content licence that says your listings, notes and photos stay yours, a liability cap, and 30 days' notice before a price rise or before we discontinue the service.

    Published before we had a way to notify you — which is why this page now exists. Accounts that existed at the time are recorded as having accepted this version.
